Residential property

Residential property, bought and held on the company’s own account.

The company acquires residential property as principal, in its own name, holds it as an asset of the company, and sells it as the owner. It is a party to each of those transactions.

In short

Property is acquired, held and sold, and in each case the company acts as principal, for itself. Purchases and sales are carried out through solicitors in the ordinary way, and the terms of each are agreed before it completes.

A company that deals in its own real estate is straightforward to identify and straightforward to deal with. This site sets out what it does and how to reach it.

What the company does

  • Acquisition

The company considers residential property offered to it, whether by the owner directly, by an agent acting for the owner, or by another property company.

Where it decides to proceed, it buys as principal in its own name. Price, what is included and the intended timetable are settled first, and the purchase itself is carried out through solicitors in the ordinary way.

  • Holding

Property bought by the company is held as an asset of the company. It is kept secure, kept in repair and kept properly recorded in the company’s books, and whatever falls due on it is paid when it falls due.

Where work of that kind is needed, the company instructs professionals for the particular property. Correspondence about a property the company holds goes to the registered office.

  • Disposal

When a property is to be sold, the company sells it as the owner. A buyer’s solicitor deals with the company’s solicitor, and title, tenure and the contents of the sale are established by the usual searches and enquiries.

Availability is confirmed on request, at the time of the enquiry. If you want to know whether a particular property is available, ask.
