Activities
What the company does
Its registered nature of business is the buying and selling of its own real estate. That covers three activities, set out below.
-
Acquisition
The company considers residential property offered to it, whether by the owner directly, by an agent acting for the owner, or by another property company. Where it decides to proceed, it buys as principal in its own name.
Anything agreed at that stage — price, what is included, the intended timetable — is confirmed in writing before it binds anybody, and the transaction itself is carried out through solicitors in the ordinary way.
-
Holding
Property bought by the company is held as an asset of the company. Holding is not a passive gap between two dates: the property has to be kept secure, kept in repair, and kept properly recorded in the company’s books, and whatever falls due on it has to be paid when it falls due.
Where work of that kind is needed, the company instructs professionals for the particular property. Correspondence about a property the company holds should be addressed to the registered office.
-
Disposal
When a property is to be sold, the company sells it as the owner. A buyer’s solicitor deals with the company’s solicitor, and title, tenure and the contents of the sale are established by the usual searches and enquiries rather than by anything written here.
The company does not publish a list of properties on this site. If you want to know whether a particular property is available, ask.
Photographs carried for illustration only. None of them shows property owned, held or sold by the company. Image credits.
Please note
What is not offered
The company’s registered activity is the buying and selling of its own real estate, and it is worth being explicit about what that does not include.
- It is not an estate agency and does not market property belonging to other people.
- It does not give investment, legal, tax or valuation advice, and nothing on this site is advice.
- It does not lend money and it is not a credit provider.
- Nothing on this site is an offer to buy or to sell any property, or an invitation to treat.
Anything the company is willing to do in a particular case will be confirmed in writing to the person it concerns. How an enquiry is handled.
